Neil Seager and Alec White have returned from last week’s ShedMasters Conference in Amsterdam with a cautious optimism. The conference, focusing on the UK and European industrial and logistics market, brings together the sector’s leading developers, investors, occupiers, and agents.
Their key take aways were:-
- Positivity in the sector was high particularly relative to other sectors.
- Downward direction of yields
- Competition from other uses for land will increase in short term – data centre and residential.
- Rental growth not at an end.
- ESG on investor radar less so for occupiers who remain more focused on location and availability of labour.
- Availability of power high on the threat list.
- Plethora of geopolitical turbulence whilst has dumbing down effect on the market can provide an opportunity.
- Planning system remains barrier to investment. Government, please sort it out!
- Amsterdam is a beautiful and friendly city – highly recommended.
