Location

The Site lies on the south side of White Hill, approximately 25 metres to the east of Henley Bridge in the highly sought-after Oxfordshire town of Henley-on-Thames.

The River Thames lies just 25 metres to the west of the Site whilst Henley town centre with its multiple shopping and leisure facilities lies 400 metres to the west.

Henley-on-Thames train station lies approximately 500 metres to the south-west of the Site whilst the M4, M25 and M40 motorways lie within easy driving distance.

The towns of Reading, Oxford and Maidenhead lie approximately 7 miles to the south-west, 25 miles to the north-west and 6 miles to the east respectively.

Description

The Site comprises an almost rectangular shaped parcel of land of approximately 0.04 hectares (0.10 acres) which slopes gently downwards from north to south.

The Site has been cleared in readiness for its development.

The Site is bordered by Henley Royal Regatta headquarters at its western boundary, a dwelling which is a Grade II Listed Building known as Bird Place and its driveway and garden land at its southern and eastern boundaries, and White Hill which forms part of the A4130 road at its northern boundary.

Planning Permission

The Site was granted planning permission on 18th February 2022 for “Full application for the proposed erection of a four storey building consisting of 3 no. residential units (two x 3 bedroom units and one x 3 bedroom unit) with associated parking and amenity space including 2 no. first floor balconies and a roof terrace, following demolition of the remaining built form on the site” pursuant to planning application reference no. 213626.

The consented development scheme will provide the following accommodation, measured on a Gross Internal Area (GIA) basis:

Apartment 1: 163 sq.m (1,755 sq.ft)
Apartment 2: 171 sq.m (1,841 sq.ft)
Apartment 3: 223 sq.m (2,400 sq.ft)
Total GIA: 557 sq.m (5,996 sq.ft)

Apartments 1 and 2 will have private ground floor amenity areas and first floor balconies whereas apartment 3 will have private second floor and third floor terraces.

All balcony and terraces will have views of the River Thames and all apartments will have their own front doors.

The development will have a total of 4 no. car parking spaces.

The copyright to the architect’s drawings will be assigned to the purchaser upon completion of the sale.

Planning Contributions

Implementation of the Site’s planning permission would incur a Community Infrastructure Levy (CIL) charge of £266,011.15 which would be payable by the purchaser.

Tenure

The Site will be sold freehold (Land Registry title no. BK145872 and part of title no. BK75406) with vacant possession given on completion of the sale.

A right of way will be granted over Land Registry title no. BK478387 to provide access to the Site from White Hill.

The vendor is prepared to grant the purchaser a temporary licence over part of their retained land for use as a storage compound and vehicle parking during the proposed construction works.

The Site will be sold subject to a restrictive covenant, limiting the development to a maximum of three private tenure dwellings and with a maximum floor area and storey height equivalent to the floor area and storey height of the development permitted by the planning permission for application reference no. 213626.

We understand that mains gas, electricity, drainage, water and broadband services are available for connection to the Site. However, prospective purchasers are advised to make their own independent enquiries with the individual authorities to verify the capacity and availability of such services.
