The property is situated on the south side of Church Street, in a mixed use location within the popular and sought after village of Theale, Berkshire.

It lies within easy walking distance of many local amenities including shops, pubs, a primary school and Theale Railway Station. Reading town centre with its multiple facilities lies approximately 5.5 miles to the north east.

Once complete the £14.8bn Crossrail service will be departing from Reading twice hourly, providing direct services through the city of London to Shenfield, with Bond Street accessible in under one hour.

Crossrail will deliver cutting edge, high capacity trains which will help reduce overcrowding at peak times and provide a cleaner, more environmentally friendly rail service into central London.

Junction 12 of the M4 motorway and the A4 lie approximately 1.0 mile to the north east.

A copy of an Ordnance Survey Extract Plan can be found within the particulars of sale.

The property comprises a generally level, almost rectangular shaped site which includes a partially attached semi-detached Grade II Listed office building and associated car parking.

The building is planned over four storeys and is of residential appearance. It provides office accommodation throughout of approximately 236.7 sq. m. (2,548 sq. ft.) (NIA).

The property is bordered by residential dwellings at its southern and eastern boundaries, an office building at its western boundary and Church Street at its northern boundary.

The total site area is approximately 0.06 hectares (0.14 acres).

We would refer you to the photographs within the particulars of sale for further information.

Viewings of the property are strictly by appointment only.

The property will be sold freehold with vacant possession.

The property lies within the administrative authority of West Berkshire Council (the Rating Authority) and is shown in the Valuation List as having a Rateable Value of £19,750.

We are advised that mains electricity, gas, water and drainage services are available in the vicinity for connection to the site. However, prospective purchasers are advised to make their own independent enquiries of the individual authorities to verify the capacity and availability of such services.

At present, no recent planning applications have been submitted for the development of the site.

However, pre-application advice was sought from the local planning authority in July 2016 (the report can be found in the Technical Information Pack). The report contains positive comments of the suggested conversion to 7x self-contained residential flats with associated car parking.

In October 2004, the property was granted planning consent for a rear extension “to accommodate additional multi-purpose office space/seminar facilities.” We believe the property still benefits from potential to undertake rear extension works, subject to planning.
