Location

The site lies on the north side of Mill Lane in a mixed-use location towards the northwestern edge of the village of Sindlesham in the county of Berkshire.

Wokingham town centre and railway station lie approximately three miles to the southeast whilst Junction 8/9 of the M4 Motorway lies approximately two miles to the east.

Description

The site provides an almost triangular-shaped parcel of undeveloped land of 0.87 hectares (2.16 acres) which is bordered by the M4 Motorway at its northern boundary, residential dwellings and offices at its southern boundary and residential dwellings at its eastern and western boundaries.

Vehicular and pedestrian access to the site is from Mill Lane via a tarmac surfaced access road, over which it has a right of way for all purposes.

The Site Location Plan within the Particulars of Sale shows the boundaries of the site edged red and the right of way shaded blue.

Tenure

The site is freehold. Full vacant possession of the site will be given on completion of the sale.

Services

We understand that mains gas, electricity, drainage, water and broadband services are available for connection in the vicinity of the site. However, prospective purchasers are advised to make their own independent enquiries with the individual authorities to verify the capacity and availability of such services.

VAT

Planning Status

The site lies within an area identified in Wokingham Borough Council’s Local Plan Update 2023-2040: Proposed Submission Plan as Loddon Valley Garden Village under Policy SS13.

Loddon Valley Garden Village is proposed for the development of around 3,930 dwellings, other uses and infrastructure.

The current Reg 19 concept plan for Loddon Valley Garden Village shows the site as open space, but representations have been submitted by way of the Reg 19 consultation to change the site’s designation from open space to being within the recognised settlement and to a standalone site for housing.

A copy of those representations is contained in the site’s Information Pack.

The site has previously been the subject of a planning application (reference no. 201346) as part of a development of 87 dwellings which included neighbouring land.

That planning application was withdrawn at the request of Wokingham Borough Council to support the ongoing promotion of the Loddon Valley Garden Village allocation and to not conflict with the draft Local Plan Update.

Interested parties should note a planning appeal decision dated 8th July 2019 for planning application reference no. 181378 which allowed the development of 4 no. new houses fronting onto Mill Lane and bordering the site. When allowing that appeal, the Planning Inspector confirmed that housing within this area beyond the defined settlement was acceptable. A copy of that appeal decision is contained in the site’s Information Pack.

The Wokingham Borough Local Plan Update 2023-2040: Proposed Submission Plan was submitted to the Secretary of State for examination by an independent Planning Inspector on Friday 28 February 2025.

The site’s freehold interest is offered for sale by way of informal, non-binding tender with the vendor reserving the right not to accept the highest or any offer and also reserving the right to withdraw the site from sale or to vary the method of sale at any time without notice.
